Tenant Screening
Tenant screening is one of the most important steps in securing a successful and positive rental experience. Our process includes:
Photographing your rental property’s interior and exterior for a quality web listing
Featuring your listing on our website, automatically syndicated to third-party real estate databases (e.g. Zillow)
Filtering calls and showing your property to prospectice tenants
Accepting applications and performing thorough background checks, including credit, employment verification and landlord/reference calls
Presenting the prospective tenant’s information to the owner for final approval
Lease Signing and Move-In
Once you’ve found the right tenant, it’s essential that the lease is legally sound and everyone understand the terms. The move-in walkthrough matters just as much, since it’s the document you’ll rely on most at move-out.
Lease Signing: Meet with the tenant to sign the lease and review the house rules
Move-In Walkthrough: Inspect the property with the new tenant before move-in, noting current condition and taking photos as needed
Ongoing Property Management
With ongoing property management, we act as the liaison between you and your tenants, so you get the income of owning rental property without the day-to-day hassle.
Collecting rent and service notices
Serving as the tenant’s point of contact for repairs and maintenance
Coordinating repairs and maintenance
Paying bills associated with the property
Sending a monthly report and the owner’s draw by the 20th of each month
Coordinating property turnovers

Application Process
At 25th Street Properties, we aim to make renting a home easy and respectful. Our screening process is thorough, but our goal is always a smooth experience for tenants and property owners we work with.
A completed application is required for every adult who intends to reside at the property.
What to Expect
Application Fee
$40 non-refundable application fee per adult applicant. Cash, check, or PayPal accepted. Applications cannot be processed until fee is paid in full.

Identification
Each applicant or occupant age 18 or older must present a valid government-issued photo ID.

Credit History

Our credit reporting agency verifies applicant identity and social security number, and evaluates credit and rental history to assess future rent payment performance. Credit is evaluated for late payments, collections, debt-to-income ratio, bankruptcy, and similar factors. Credit scores of 620+ preferred.
Applicant must have combined, verifiable income equal to at least 2.5 times the rental amount, documented as follows
If employed: 2 most recent pay stubs showing year-to-date income. Proof of earnings from social security, child support, alimony, or spousal support must be documented.
If self-employed: Most recent tax year return, and last 3 months’ business checking account statements to document average monthly deposits.

Verifiable, positive rental history with no eviction. We request a five-year history of previous residences.
